The Differences Between a Class A and Class B Production Space

When it comes to evaluating industrial buildings in the United States, there are three main classifications: Class A, Class B, and Class C. What Are the Classifications of Industrial Buildings? 

Commercial spaces are rated using a classification system, with A being the most desirable classification and C being the lowest. Here’s a more detailed breakdown of these buildings and what they often entail: 

  • Class A: These buildings are highly desirable and built with state-of-the-art specifications. Class A structures often have efficient HVAC systems, are constructed with sustainable materials, and have on-site amenities like a parking garage or backup power generators. Class A buildings are more expensive than the other levels mentioned here. 
  • Class B: Industrial buildings that are classified as B often show signs of wear and tear. These buildings may have been rated as A in earlier years, but have experienced depreciation. While many Class B structures lack the in-demand amenities of A buildings, they are still solid investments. 
  • Class C: This classification is regarded as the least desirable. Most C buildings have a less-than-ideal location and are in poor shape. Many are over 20 years old and in need of significant repairs or renovations. Class C buildings typically aren’t new, but those that are are constructed with the cheapest materials and are expected to depreciate quickly. 

When considering your manufacturing location, you may hope to find supply chain partners in a Class A or B space. Although this quality may not be possible to find abroad (and the time and cost of travel to evaluate may be prohibitive), Mexico has comparable buildings for manufacturing.
